Location, Location, Location

This is one of the most important factors when buying a property. Less desirable locations are the first to feel any drop in the market and the last to feel the rise. Getting the location right ensures that your property will work for you and you won't be throwing away money.

As Buyer’s Agents, we are actively on the ground, in the market, seeing what properties are selling for and getting an up to date insight as to how different locations are performing. This means that when a sales agent gives us an address, we can very quickly say ‘yes we should look further into that’ or ‘no, not suitable’ based solely on location in the first instance. Because we understand how that location will perform, we can quickly see if it is going to work in with our clients strategy.

Understanding how each suburb is tracking and how the markets within that suburb are going and what streets or areas to avoid are absolutely integral.

Things you can look at in regard to location:

· Is the property on a busy road or close to a train line? Is it going to get traffic noise?

· What is the chance of flooding?

· Is the property close to amenities like employment hubs, shops, cafes, restaurants, grocery stores, parks, etc.

· What is the zoning and what does that mean for future development surrounding the property?

· How close is it to the city?

· How has that location performed historically? Has there been growth? What is the demographic of people that live in the area?

Having a clear understanding of these things with up-to-date data is so integral to ensuring you make the best decision and the property that you buy is going to perform in line with your strategy.
