Dion Fernandez: Welcome everybody to this episode of Finance This, Property That. We have a very special guest today, Louise Nash from BASE Buyers Agency—get that alliteration out! Today, I want to run through a couple of things with her. She is very experienced in property, but also in construction and development. One of the key things that I’m seeing in my ideal client scenario is people wanting to get into developments and thinking there’s a silver bullet. We’re about to debunk that—there is no silver bullet. As I always say, we need to go slow to go fast. We’re going to walk you through a few tips, strategies, and also some things to really look out for when considering property for development.

Dion Fernandez: No worries, we all survived the weekend, so we’re all here to get on with the week. I really appreciate you coming on. It’s always good to get different perspectives, especially because not every buyers agent is the same, right?

Dion Fernandez: And I think from meeting you, you’ve had a really cool journey. So I really want you to share a little bit about who you are, what you do, and why you do what you do.

Louise Nash: Yep.

Dion Fernandez: And where did BASE come from?

Louise Nash: Oh, where did it come from? So, I’m probably going to show my age here, but I have a background in building and construction. I started in the family business back when I was 22. I joined my dad in his construction company and worked alongside him on a day-to-day basis.

Dion Fernandez: Is he still working in construction?

Louise Nash: Well, he’s semi-retired. We like to say semi-retired—not fully retired. He’s still doing some projects on the side just to keep that mind active. While I was working in the business, I went and did a Certificate IV and a Diploma in Construction, which was quite interesting, being one of two girls in a classroom full of males—Bobcat drivers, bricklayers, you name it, they were all there. That was very interesting. And once I completed my diploma, it enabled me to actually get my builder’s license.

Louise Nash: I have continued working in that industry for the last 27 years, watching homes being built from the ground up.

Dion Fernandez: So where did BASE come from?

Louise Nash: It was just a natural progression. Back in COVID, when everybody decided to study something else, I had always wanted to get my real estate agent license. So, I got it and then thought, “I actually don’t know what I want to do with this. I don’t think I want to be a salesperson. That’s not me.”

Louise Nash: Then I sat down with another lady who was a buyers agent at the time, and she ran me through what she did. It was like a lightbulb moment where I thought, “I’ve been doing that for the last 27 years!” We would have clients come in and say, “Hey, we want to do a townhouse project” or “Hey, we want to build a duplex.” Even some of the trades that worked for us would come in and see us, and from there, I would go out, find the land, figure out what we could put on it, and start that journey with them from conception to completion. So, it just clicked, and that’s how BASE Buyers Agency was formed.

Dion Fernandez: Interesting. That’s because not a lot of people do both—you’re in on the ground, but now you’re also off the ground at the same time, right? From what you’ve said, you’ve got a very unique skill set because you understand the acquisition phase, but you also understand what it actually takes to realize the end result.

Louise Nash: Exactly.

Dion Fernandez: And you can then educate clients—“You may think this, but this is what reality is.” You’ve actually got the skills, knowledge, and expertise to say, “No, this is actually what’s going to happen.”

Louise Nash: 100%. And also, throughout my journey in building and construction, my dad and I have done our own developments. My husband and I have done our own developments, so I know what a development looks like from its concept. And like you said, it’s not a silver bullet. There are so many positives and negatives that you have to weigh up in that process, and it’s not an overnight process either.

Louise Nash: You’re finding a site, analyzing it, looking at past sales in the area, and considering the demographics—who are we going to build these townhouses for? I’m not going to do high-end finishes in townhouses in Loganholme when I know the demographic is first-home buyers or investors. My price point will be different based on what I have to sell them for. It’s all about analyzing everything and doing your due diligence from start to finish.

Louise Nash: I think having been in this industry for 27 years, I do have a unique point of view because I’ve seen it all.

Dion Fernandez: And from my perspective in finance, it drives me bananas when people think they can just split a block, build two houses, and suddenly make a massive profit. It doesn’t work like that.
